Proposed Project



Epic Development is looking to raise capital to acquire a large multi-acre parcel of land in Hawaii, HI (Kona area). Epic is proposing to develop and build homes, with the quantity based on zoning, permit approval and project feasibility. Ideally, the land would have access to the waterfront.


Lot sizes vary, but 2–5 acre parcels are common, along with land options allowing for smaller infill lots. One prime criterion: All lots would have a panoramic ocean view.

Epic is currently evaluating several land parcels to determine development potential, including cost and profitability. We are evaluating land for sale in the $2 to $10 Million range.



Project Concept:



The primary focus of the project is to build an authentic ‘tropical lifestyle’ community for vacation and active retirement. It is our vision to build and sell a slice of paradise. ‘Island Style’ single-family detached homes are built of exotic hardwoods, and tropical designs. The homes would be 2,500 to 4,000 square feet in size. The targeted home sales prices will average $2 - $4 million on completion. The homes will be built and sold as finished ‘spec homes’.


We plan to have common area space for residents of the community to enjoy, including the opportunity to host community and private events. As such, depending on the size of the land and the number of homes and residents, there could be additional public amenities (i.e. clubhouse, community pool, food & beverage service, beach, sports court, water sports, etc.).



Site Location



Epic has selected as our target location the 'big island' of Hawaii, Hi. We are particularly looking for land around the Kona area, within an hour of the main downtown area. The cost and size of land varies and is dependent on:

  • The location
  • If the land has oceanfront
  • The weather
  • The zoning

In addition, the cost of land in Oahu, Maui and Kauai is at least 2 to 3 times the price, with less attractive options. Also, we believe the resort amenities in the Kona area are more palatial and superior to the other islands, with more opportunities to explore and enjoy the different climates and area amenities.



Kona Area



In the Hawaiian language, Kona means leeward or dry side of the island, The popular Kona district stretches along almost two-thirds of the west coast of the island of Hawaii (the Big Island) and is jam-packed with stunning natural wonders and every adventure activity you can think of.

The year-round sunny weather means that there is a great emphasis on watersports and many outfitters are vying for your custom. You can enjoy unsurpassed adventures, such as swimming with wild dolphins, sea turtles, or manta rays, learn how to scuba dive, surf or stand-up paddle, or view the superb underwater wonderland from the comfort of a submarine.

Numerous National Historical Parks, an animal sanctuary, Volcano National Park, the rainforest town of Hilo, an octopus farm, and Kailua Village are just the starting points for amazing day trips.



Project Vision & Amenities



Epic envisions creating a unique development, incorporating the latest in sustainable technologies, such as on-site water collection, treatment and storage, solar energy and agriculture production. This is all combined with authentic island architecture. Residents will enjoy walking and biking along a nature trail within the property.


A clubhouse with a kitchen, bar and living room area will also include a small spa area, weight room and open ‘yoga’ room.


A community pool with a beach bar and outside seating, a sports court, and a man-made beach with the possibility to have water sports (kayaking, swimming, snorkeling, etc.), based on project size.

The Customer



We're creating an ‘Island Style’ customer experience. That is to say, to be transported to a tropical paradise that looks, smells, and feels... like a tropical paradise should! Unfortunately, this style of architecture and design only seems to be found at the finest resort hotels and most expensive homes in the area.


The idea is to ‘scale down’ the size and scope of the home, but to retain the ‘tropical feeling’. We're creating the exquisite island ‘zen’ experience by including all the design amenities and luxuries of a high-end resort and residences.


This will be a shared community of like-minded people who can maintain the project. This is a project and lifestyle for those that wish to experience a true transformation from their normal living environment. Expect an opportunity to rejuvenate the mind, body and soul.
