Architecture And Design






The design concept is to create a traditional Hawaiian ‘Island Style’ Architecture. The unique features of this style are;

  • Exotic Tropical Architecture
  • Equal Inside/Outside ‘Island Living’ Design
  • Casually Elegant Style
  • Exotic Hardwoods & Spacious Open Floor Plans


Hospitality Services Provided:






Food & Beverage:

Ideally the project would be able to support an in-house chef, (utilizing the produce grown on-site and hand-selected for best quality) that offers residents an in-home chef experience. Food delivery, as well as an on-site ‘restaurant’ option can also be managed by outside ‘on demand’ catering, and outside restaurant delivery, as needed. At the very least, a ‘continental’ breakfast buffet can be offered in the morning, and a late afternoon ‘happy hour’ with appetizers and drinks for residents to enjoy. Additionally, prepared foods can be available to-go.


A bar operation will also be considered. The bar design and operating plan depends on:

  • the project size
  • if it's open to the public
  • actual demand within the community


Some bar services at the least can be provided on a part-time and special event basis.


Retail: Limited retail service could be available within the clubhouse area. This would depend on the traffic and sales volume, but a small area could be set aside for essentials, with some sort of self-service access.



Maintenance & Cleaning Services:





A maintenance supervisor will be employed to manage the maintenance of the property. It is possible to extend this service to residents for their property and home maintenance. (Pool cleaning, landscaping, home repairs, etc.).
As part of the management and amenities of the project, a preferred outside vendor will offer hospitality quality cleaning services. These services will include daily, weekly or vacation cleaning as desired.

Landscaping / Farming:

The project will offer residents a ‘gentleman’s farmer’ approach to managing the residents private acreage. A professional landscaping company will be utilized to manage the maintenance of the landscaping and any harvesting of any agriculture products in the project.

Home Management Services:

Managing the homes' inventory (towels, sheets, food, drinks, furniture, etc.) can also be part of the services offered to residents.


Our Development Roadmap



1.) Land



Various parcels of land are being evaluated for price, terms, density, cost & profitability.



2.) Land is acquired



Using the resources of both a legal team and experienced local real estate broker, we will ensure a smooth escrow process.



3.) Architects are retained



Our in-house architect works with a local architect to complete the project design. The local architect is responsible for all local issues including permits, local vendors and on-site construction.



4.) Land Planner & engineering company are retained



Soils studies and other engineering issues will be addressed and incorporated into the design plan.



5.) A ‘Land Plan’ is submitted to the city for approval to develop



It is our intention to work with the existing land zoning & building code requirements, as applying for different zoning could add years to the project timeline.



6.) Architecture & Designs are finalized



Once the project & home designs are approved, the plans will be provided to the contractor, sub-contractors and material suppliers for bidding. Bids from multiple suppliers are received and once the ‘value engineering’ is undertaken, contracts are made with approved service and material suppliers.



7.) Construction funds are made available to order materials and services for construction



Funds are used as initial deposits to begin work. Services and materials are paid as work is completed, and per the contracts.



8.) The land is graded and prepared per the approved planning



The site preparation is completed according to the design plan. It is our objective to incorporate as much of the existing land and foliage and other unique features of the property as possible to enhance the natural beauty of the property, and minimize site preparation and landscaping costs.



9.) Utilities and infrastructure are added



This includes roads, lighting, curbs, sidewalks, community landscaping, water, power, sewer, foundations, etc.)



10.) The homes are delivered & assembled



The homes are pre-built in a factory overseas saving time, labor costs and money. This will lead to higher quality and more precise construction standards than traditional stick-built housing.



11.) The home interiors are finished and landscaping is finalized



This includes interior fixtures, equipment, furniture & accessories.

Additionally, outside decking, pergolas, shrubs, trees and gardens and pathways are added per designs.



12.) Homes are marketed for sale/rent as per the development business plan



Homes are marketed per the development business plan per government approvals. We seek to offer the homes for sale, for fractional use and vacation rental. This allows for sales flexibility and lowers project financial risk due to market fluctuations.
